This is the standard for the installation of artificial turf within the association. This standard is an extension of the existing standard for xeriscaping for the association.
Approval by the Architectural Review Committee (ARC) approval is required prior to installing. All artificial turf installations must be behind a privacy fence enclosing the backyard and must not reflect light into adjoining properties. The artificial turf installer shall certify in writing that the artificial turf installation does not violate Section 25 (Lot Drainage) requirements in the Westside HOA Covenants. Approval by the ARC does not supersede City of Cedar Park requirements.
Artificial turf can only be installed in homeowners backyards. The city of Cedar Park does have storm water drainage and ordinances that can impact artificial turf installation. Check with the city if you need a permit for the installation. [1, 2]
Artificial turf installations must not alter existing drainage patterns or cause runoff that negatively affects adjacent properties, common areas, or structures. All artificial turf installations must adhere to association lot drainage requirements in CCR Article X, Section 25 [3].
